In Poland, where we struggle with a lack of sunlight for almost half the year, natural light is not just an aesthetic addition. It’s the foundation upon which our well-being, health, and financial value are built. The value of a property is the sum of many variables, but in the premium segment, light plays a key role. This isn’t a whim, but rather a reflection of hard market data and human biological conditions.

The perception of luxury depends on light. In the Warsaw apartment market or Krakow townhouse market, identically sized units can differ in price by as much as 15-20% solely due to window exposure. Developers in Gdynia know full well that southwest-facing windows with sea views guarantee rental rates that are 30-40% higher in the summer. Light simply sells and drastically shortens the time a property is on the market.

In the Polish climate, health is key. Circadian rhythm synchronization determines whether our bodies produce melatonin and cortisol properly.

Daylight Sufficiency Factor (DSFI)

This is a more precise measure, taking into account the duration of daylight. In Poland, where winter days last only eight hours, DSFI is critical. It answers the question: will light be available for most of the day, or only at midday?

Thermal comfort: g-value and Uw

These two parameters must work together:

  • G-value: determines how much solar energy gets in. On south-facing facades, 0.35-0.45 is optimal (blocks heat and allows for additional heating in winter).

Seasons: December vs. June

The difference in the angle of incidence of the sun is almost 45 degrees.

  • June: High sun (62°), short shadows, 16 hours of brightness.
  • December: Low sun (17°), long shadows of buildings, dark at 3:30 p.m.
  • Conclusion: Only viewing an apartment in the summer is a mistake. You won’t see what it looks like during the four most difficult months of the year.

  • Morning (06:00-09:00): Is light energizing?
  • Noon (11:00-14:00): Maximum sunshine and temperature test.

  • Compass: Check orientation to within 10 degrees.
  • Lux Meter: Measure light intensity (a phone app will suffice). Below 100 lux during the day is not enough. Above 300 lux is very good.
  • Non-HDR photos: Document the same place at different times without software “beautification.”
  • Depth Test (5-Section Method): Measure the light every 1 meter from the window. If the brightness drops by 50% at 3 meters, the deeper part of the room will require artificial light.

The “show” effect

Developers turn on all the lamps, LEDs, and backlights to make the interior appear bright. Turn everything off. Only then will you see the truth. If things turn gloomy after a power outage, that’s a warning sign.

Illusion of grandeur and overheating

A large north-facing window will provide less light than a smaller south-facing window. Don’t just consider the square footage of glass, but also the DF parameter. On the other hand, large south-facing windows with a g-value of 0.7 will turn an apartment into a greenhouse (even 30°C in July). Air conditioning adds noise and energy costs – it’s better to invest in external blinds.

Privacy and acoustics

Beautiful glass facades (like those in the Sea Towers) become a “glass cage” at night, revealing everything from the outside. This requires solutions (mirror glass, roller blinds). Also, remember that glass provides poor sound insulation. On a busy street, standard windows (Rw=32 dB) are not sufficient – you need glass with Rw=38-40 dB.


Polish regulations and your rights as a buyer

Construction law gives you a weapon in the fight for quality, although many developers remain silent about it.

Standards and Certificates

  • The PN-EN 17037:2019 standard specifies three lighting levels (Minimum DF 2%, Medium DF 3%, High DF 5%). You have the right to request documentation confirming the class of the premises.
  • WT 2021 / WT 2024: New technical conditions will force developers to simulate sunlight for each floor.
  • BREEAM/LEED: In certified buildings (e.g. BREEAM Excellent) the requirement of DF > 3% is strictly observed.

What can you negotiate?

If the developer declares a “high lighting standard” in the contract and the measurements show a DF of 1.5%, you have a basis for negotiation.

  1. Request daylight mapping: If the developer doesn’t have them, it means they haven’t simulated them.
  2. Clauses in the contract: Enter the minimum DF, window orientation (±10 degrees) and a guarantee of no shading in the future (view easement).
  3. Verification of floor area: Ensure that glazing constitutes at least 1/6 of the floor area (the law only requires 1/8).

Purchasing decision – summary and practical steps

Lighting can’t be “bought” during a renovation. It’s a permanent feature of a property, often more important than a few extra square meters.

Key questions for the seller:

  1. What is the DF for each room? ( ask for simulations )
  2. What is the g-value and Uw of the windows?
  3. Are there any new, tall buildings planned within a 50-meter radius?
  4. What is the acoustic insulation (Rw) of glazing units?
  5. Is there a warranty on the windows against leaks and discoloration (minimum 10 years)?

Verification before signing: Before signing, have a property appraiser measure the property’s DF (preferably at peak times of year) and check the land and mortgage register for easements. Ask yourself: Do I want to come back here on a dark December day? If the answer is questionable, keep looking.

Natural light is an asset that doesn’t age or require renovation, but grows in value along with the property.
