Marble, a concierge and a terrace overlooking the city skyline make an impression during the presentation. However, what you can’t see or hear in the photos most often determines whether you want to live in a given apartment. Silence, although elusive and difficult to measure at first glance, is becoming one of the most desirable parameters of luxury real estate today.
How is it possible that the most valuable advantage of a luxury space is the one that cannot be presented in a photo? We explain below.
Silence you can’t photograph
The best premium properties in Warsaw, Krakow and Gdynia are increasingly competing not only with the size, view and name of the architect, but also with the silence in the interior. With the increase in the wealth of Poles (according to EY-Parthenon data, the number of people with assets exceeding PLN 4 million doubled from 50 to 100 thousand in a decade), so do the expectations regarding the standard of purchased apartments.
The apartment ceases to be just a capital investment. It becomes a space that responds to the individual needs and lifestyle of the owner.
The paradox of prestigious locations
The most expensive addresses in the largest cities in Polish, such as Powiśle, Stary Mokotów, Dolny Sopot or Krakow’s Old Town, are usually located in a lively environment. Restaurants, boulevards, public transport and cultural facilities build the prestige of the location, but at the same time generate noise.
True luxury is not about moving out of town, but about creating conditions in which the hustle and bustle of the city becomes inaudible.
That is why the Silence Class concept is gaining in importance. This is not a temporary fad, but a permanent change in the way the quality of life in the premium segment is evaluated.
What is the Silence Class standard?
Silence Class is not an official legal standard or industry certification. This is a term describing above-standard acoustic comfort in premium properties. In this approach, silence is treated as an integral design element rather than as an accidental side effect.
Rafał Kula, CEO of NOHO Investment, points out: “The aesthetics of quiet luxury are not about ostentation, but about quality that can be felt in every, even the smallest detail.”
Key elements of the standard
In acoustic design, this detail stands for a system of interconnected solutions:
- Sound insulation of inter-premises walls – should significantly exceed the standard requirements. This is achieved by using high-weight materials or double-walled systems.
- Insulation of ceilings – a structure that limits the transmission of air and impact sounds between floors.
- Floating floors – laid on high-quality acoustic mats that effectively dampen footstep sounds.
- Window joinery with increased insulation – with glazing units reaching the Rw coefficient at the level of 38–42 dB, using laminated glass and sound-absorbing PVB films.
- Quiet ventilation and air conditioning – installations with proper duct separation and effective dampening of airflow noise.
- Acoustic entrance doors – sashes with increased efficiency of attenuating sounds from staircases.
- Functional layout of the apartments – a layout designed so that the bedrooms are located on the side of the green courtyard, away from elevator shafts and commercial and service premises.
- Precision of details – tightness of installation passages, properly executed expansion joints and elimination of acoustic bridges.
Acoustic comfort in the Silence Class is not created by marketing slogans. It is created at the stage of design, selection of construction materials, workmanship and reliable technical acceptance.
Why is silence so precious today?
Health & Recovery
Environmental noise is a problem whose scale is sometimes underestimated. The World Health Organization (WHO) indicates that long-term exposure to road noise exceeding 53 dB (Lden) is associated with negative health effects. For nighttime, the WHO recommends limiting exposure to below 45 dB (Lnight), as higher values can lead to sleep disturbances.
The European Environment Agency confirms that noise is the second environmental risk factor for health in Europe, after air pollution.
For buyers of premium real estate, the house should be a regeneration zone, not another source of stimuli. Silence in the bedroom is a condition for health, not just a luxury accessory.
Privacy and discretion
Residents of premium apartments expect that they will not hear the conversations of their neighbors from behind the wall, or that their own discussions or business meetings will not be heard in the hallway. Today, acoustic privacy is the foundation of a sense of security, which is increasingly difficult to find in dense urban development.
Remote work and a new lifestyle
Changes in the labor market have meant that the house often serves as an office, conference room and relaxation zone at the same time. In such conditions, proper acoustics are no longer just a matter of comfort – they are becoming a prerequisite for the functionality of the space.
Małgorzata Wiśniewska from Cordia Polska points out: “An apartment should give peace and a sense of communing with something refined, and not overwhelm with an excess of stimuli.”
Silence as an element of real estate value
In the premium segment, elements such as view, sunlight, room height or prestige of the address determine the price per square meter. Silence joins this group today.
Why? Because the lack of acoustic comfort is one of the most difficult defects of the premises to remove after the transaction is finalized.
The owner, who after moving discovers that he can hear the footsteps of a neighbor from above or trams passing by at dawn, faces a serious problem. Soundproofing works in a finished apartment (installation of vibration insulation mats, partitions or replacement of woodwork) are expensive, give a limited effect and require a cumbersome renovation.
Silence and resale liquidity
A quiet apartment in a good location is much easier to sell on the secondary market. According to KPMG estimates, the value of the premium segment in Poland reached almost PLN 3.5 billion in 2024, recording a year-on-year increase of 6.7%. Wherever the market matures, the importance of technical details that guarantee peace of mind is increasing.
What generates noise in premium apartments?
The main sources of noise in multi-family buildings are:
- Traffic and public transport – vehicle sounds penetrating through insufficiently airtight windows.
- Commercial premises on the ground floor – the hustle and bustle of cafes, restaurants or gyms.
- Elevator shafts and mechanisms – structural vibrations and noise caused by the operation of drives.
- Underground garages – the noise of mechanical ventilation and the sounds of cars being started.
- Ventilation and air conditioning systems – vibrations of ducts and noise of flowing air.
- Neighbors – hitting the floor or loud conversations penetrating ceilings and partition walls.
- Common areas – noises and footsteps carried from corridors and staircases.
- Sewer risers and pumps – the constant hum of flowing water and the operation of the building’s technical equipment.
- Terraces and courtyards – the sounds of conversations and play, especially troublesome in the summer season for apartments on the lower floors.
Eliminating a single sound source, for example by installing thicker glass, will not solve the problem holistically. Sound protection must be planned as a coherent system.
A prestigious address does not guarantee silence
Warsaw’s Powiśle, Krakow’s Podgórze and Gdynia’s Kamienna Góra are locations with growing market value, but located in an intense urban environment.
Anna Łagowska-Cioch from Resi Capital emphasizes: “It is less and less often about a prestigious address. What matters is everyday functioning, easy access to services, safety and immediate proximity.”
For this reason, an attractive, downtown location requires the use of much more advanced noise protection.
New regulations: higher minimum, but not yet Silence Class
According to the current legislative schedule, new technical conditions for buildings are to come into force on 20 September 2026, including also stricter acoustic requirements. The new regulations will tighten the requirements for the sound insulation of external and internal partitions.
However, meeting these standards does not guarantee acoustics at the Silence Class level. The legal minimum provides only basic noise protection. People buying luxury apartments expect higher insulation parameters.
In the premium segment, the key question is no longer “does the building meet the current standard?” and becomes: “does the silence here correspond to my everyday needs?”
How to recognize an apartment with high acoustic comfort?
The following checklist will help you assess the acoustic comfort of your chosen venue:
- Window joinery parameters: In the Silence Class standard, the Rw coefficient should be at least 38 dB.
- Acoustic analysis of the environment: Professional developers design buildings based on detailed noise maps of a given district.
- Insulation of partitions between apartments: Walls with an Rw index above 55 dB guarantee proper protection against noise from neighbors.
- Bedroom location: The optimal layout assumes that the bedroom is located on the side of a quiet courtyard.
- Vicinity of technical zones: The immediate vicinity of elevator shafts, garage entrance or ventilation room requires the use of additional expansion joints and insulation.
- Acoustic class of entrance doors: Standard doors have an insulation of 25-30 dB, while acoustic models reach 40 dB and above.
- Insulation of sanitary installations: The use of pipes in mineral wool covers and low-noise sewage systems.
- As-built measurements: The results of independent acoustic tests carried out after the completion of construction are the only objective confirmation of the properties of the premises.
- Property inspection time: Since the intensity of traffic noise varies throughout the day (rush hour during the day, food traffic in the evening), it is worth scheduling visits at different times.
- Development of the estate area: Properly designed vegetation and an enclosed courtyard act as natural acoustic screens.
Technical solutions that create silence
Soundproofing an apartment in the Silence Class standard requires the implementation of several advanced engineering solutions:
Protection against external noise
The façade of a building plays a key role in protecting against external noise. Glazing units using laminated glass with different pane thicknesses prevent resonance. The façade design should take into account the direction and level of street noise, which allows to adjust the degree of insulation of individual walls of the building.
Isolation between premises
For this purpose, massive partitions made of silicate blocks, double walls and additional layers of damping materials are used. Increasing the insulation by an additional 5-10 dB above the required minimum significantly increases the daily comfort of household members.
Fighting impact sounds
Floating floors laid on acoustic mats made of rubber or technical cork, separated by an expansion joint from the structural walls, eliminate the noise of footsteps and sliding furniture on the upper floors.
Quiet ventilation and air conditioning
The use of silent ventilation ducts, the installation of silencers and vibration isolation in outdoor air conditioning units are the basic practices in the implementation of investments of a higher standard.
Separation of technical installations
Low-noise systems of sewer risers made of thickened walled pipes, insulation of the system with mineral wool and installation of elevators on vibro-insulation pads prevent the transmission of operating sounds inside the building.
Functional layout design
The bedrooms are designed from the courtyard side, using the living area as an acoustic buffer from the street side. In addition, a smaller number of apartments on one floor reduces the noise generated in the corridors.
The difference between the minimum and the premium standard
| Parameter | Standard minimum | Standard Silence Class |
| Insulation of walls between premises (R’w) | min. 50 dB | 55-60 dB and above |
| Window Insulation (Rw) | Compatible with the design | 38-42 dB, acoustically laminated glass |
| Impact sounds (L’nT,w) | max. 53 dB | below 45 dB |
| Front door | Standard | acoustic, Rw ≥ 38 dB |
| Ventilation and installations | By design | noise suppression, vibration isolation, separation |
| Functional layout | Acceptable | bedrooms on the quiet side, zone buffer |
The technical differences between the basic fulfilment of building standards and the premium standard translate directly into the everyday experience of the residents.
How Signature Estates Approaches Silence in Premium Real Estate
At Signature Estates, we analyze the quality of real estate beyond the standard assessment of area, address or standard of interior finishing. We study the factors that affect the comfort of life every day: light exposure, immediate vicinity, room layout, privacy and acoustic parameters.
We help clients ask key questions before buying or renting a premises. We pay attention to details that are easy to overlook during short presentations, although they ultimately determine the satisfaction with the choice of the premises:
- proximity to the elevator shaft,
- location of the bedroom in relation to the street,
- thickness and construction of inter-premises walls,
- type and properties of window joinery.
These technical issues affect the value of the premises, although they cannot be shown in drone shots. For this reason, before recommending a specific offer , we verify both the visual and acoustic parameters of the property.
How to describe silence in a sales or rental offer?
A high acoustic standard is an important asset for the owners that distinguishes the market offer. However, the condition for effective positioning is to provide specific features of the building – vague phrases about “quiet apartment” rarely inspire the trust of demanding customers.
Elements to include in the description:
- location of the apartment on the side of a quiet courtyard or green area,
- bedrooms with windows overlooking a quiet space, away from communication routes,
- use of window joinery with increased sound damping parameters,
- lack of immediate vicinity of technical zones (elevator, ventilation) and service premises,
- an intimate number of apartments on one floor,
- thickened or double inter-room walls,
- certified entrance doors with a high Rw coefficient,
- calmed vehicular traffic inside the estate.
Verified acoustic parameters are a strong bargaining chip in negotiations and give you an advantage over competing advertisements.
Silence as the new currency of luxury
On the premium market, the first impression made on the presentation is less and less decisive. The comfort of everyday functioning for years to come becomes crucial.
Replacing the floor or changing the lighting arrangement is relatively simple. The view outside the window remains constant. However, silence requires thoughtful design, appropriate materials and precise workmanship at construction stages that the buyer cannot see with the naked eye.
Real estate market experts point out that the quiet luxury trend is no longer just a temporary design direction, and is becoming a permanent determinant of the premium standard.
The Silence Class standard is not just a marketing add-on. This is an expression of a new definition of comfort, in which the most important value is the absence of unnecessary acoustic stimuli.
FAQ
Is Silence Class an official building standard?
No, it is a term describing above-standard soundproofing parameters in premium investments. It does not constitute a separate technical or state standard, but indicates the use of design and implementation solutions that significantly exceed the applicable legal minimum.
Do new apartments from the premium segment always guarantee silence?
No, the high purchase price and modern architecture are not an automatic guarantee of silence. Comfortable soundproofing is determined by the correctness of the workmanship, the location of the premises in the body of the building, the selection of construction materials and the layout of the rooms. Conducting a professional measurement of sound insulation after the completion of the work is the most reliable method of verifying the parameters.
Which plays a bigger role in soundproofing: window joinery or walls?
Both elements protect against other sound sources:
- windows protect the interior from external noises (traffic, public transport),
- Walls, ceilings and entrance doors are responsible for dampening impact and air sounds coming from neighboring apartments and staircases.
To achieve full comfort, you need to take care of each of these elements.
Can the acoustic parameters of the premises be easily improved after purchase?
Only to a limited extent. While improving the seals in the windows or the location of the floor mats is realistic, construction errors in the installation risers, poor soundproofing of elevator shafts or too thin walls between the premises are extremely difficult to improve after the completion of construction work. That is why it is so important to verify these elements before the transaction.
Does proper sound insulation increase the value of the property?
In the premium segment, this is of great importance. The apartment, which guarantees silence despite its downtown location, gains in value because it combines an attractive location with conditions conducive to relaxation. As the market matures, this criterion plays an increasingly important role in the market valuation of apartments.
What to look for when presenting an apartment?
It is worth above all:
- assess the difference in sound intensity with open and closed windows in the bedroom,
- verify the proximity of elevator shafts and staircases,
- pay attention to the sounds of the ventilation or air conditioning system,
- check the floor plans in terms of the vicinity of commercial premises on the ground floor,
- plan the inspection at different times of the day, for example during the afternoon rush hour and late in the evening.
Can an apartment in the city center be well soundproofed?
Yes, it is possible, but it requires strict planning of the investment at the conceptual stage. It is necessary to use windows with a high attenuation coefficient, make massive structural partitions, separate the living area from the corridors and properly locate the premises in the body of the building itself.
